Problems faced: This building was constructed way ahead of the implementation of Municipal Act, hence building rules were not adhered to and hence lack of parking space and other statutory amenities. As the hotel management wanted to demolish and reconstruct a new building to meet the current requirements of the hospitality industry; hall, restaurant, parking, etc. The hitch came in the form of building rule. Complying to the current norms of the rule will lead to a vast deduction in the floor area and leading to the construction of a smaller building compared with the current dimension. Moreover, the management wanted to construct two halls (one for conference and the other for restaurant) in the ground floor by demolishing the load bearing walls of the GF of the G+3 building along with face lift and restructuring of rooms.
Project Description: In this project, approximately 60-year-old building four storied tourist home was decided upon to be restructured to accommodate a conference room on one side and a restaurant on the other side of the ground floor. In order to facilitate this, the load bearing walls of the ground floor were demolished and load transferred laterally with the aid of portal frames. In order to bear the compression, tension, shear and torsion forces the building had been reinforced as per the required IS specifications. Further the building was facelifted to meet the contemporary style.
